Selling Your House: What to Expect Right Now
The property market has shifted. Gone are the days of bidding wars and surveys waived in desperation. Today's sellers can...
When is the best time to sell a house in Market Bosworth? At Fox Country Properties, we’re determined to help you figure this out, as the answer changes according to a glorious mix of factors: personal circumstances, the local market, season, type of property – and more.
The traditional answer to this question is ‘Spring time’ – but we know that while Spring time is convenient for many people, there are plenty of reasons to sell at other points in the year too.
Keep reading this article to find out the key factors that should motivate your property sale, and when it might be best to hold off.
If you had to pick the best month to sell a house, February is the data-backed choice. Though truthfully, any time between January-April is peak season for selling and buying a home.

Rightmove’s 2026 research provides three helpful points to bear in mind when it comes to the best time to sell:
However, the research also notes that the months from January to March were all close competitors, representing a range of time in which it’s advisable to sell your home.
Market Bosworth follows this general pattern when it comes to home sales. However, there’s a notable exception. Many of the premium homes we list for sale are popular throughout the year and are able to defy the trend. Great examples of this are ‘Arts and Crafts’ movement properties, large estates, detached homes with significant land – and more.
We can give you more information about the best way to sell these homes on an individual basis, so please speak to us if you’ve got a special kind of home to sell.
It’s worth looking at the different selling seasons to help you identify the best time to sell your home. These tend to attract different types of buyers which have varying constraints and priorities. Let’s take a look:
Spring, as mentioned, is the typical time to sell a house. Most notably, people categorise this time in their minds as ‘after Christmas’ or ‘in the New Year’. So, while the weather may not have warmed yet, people are preparing for a fresh start to the year as the weather (hopefully) begins to improve.
There are other benefits, too. For example, longer daylight hours make viewings easier. Sunnier weather leads to better property pictures for your listings, and more enjoyable viewings for buyers. In addition, people tend not to go on holiday during this period, so people are available to move quickly to buy your property. Finally, there is the reality of momentum. Most buyers know that Spring is the time to look, so many make it a priority for their property hunt and join the frenzy – meaning you’re likely to find someone to purchase your home.
Once you’re getting to May or June, the factors that set summer apart as a selling season start to kick-in. If you list your property then, the typical completion time could be the middle of August – which is when many people are on holiday.
Now, while this may be true for you or your buyer, it could also be true for the whole property chain (if you’re part of one). That means that sales are harder to co-ordinate, and on top of that, many estate agents, solicitors, financial advisors and others are on holiday during this period.
Even so, these months are not a lost cause. Many buyers are still looking for property, viewings are conducted in pleasant weather, the daylight hours are long, many are off work and able to view property. In addition, many families are keen to complete before the new school year starts, especially if they are relocating from elsewhere. However, if you want (or need) to complete in a strict timeframe, then summer is probably not the best time to sell your home. However, if you’re flexible on completion, then summer is a perfectly viable time to sell your home.
Autumn is often considered a ‘second wind’ for the property market, as many sellers choose to put their homes on the market then.
Autumn, classified mentally by most buyers, begins as soon as the Summer holidays end in August and September begins. People are back in work at this point and there is a good ‘safety buffer’ between then and Christmas (more on that later).
Homes listed in September could sell by November, and at a time when a reasonable number of buyers are perusing the market. In fact, buyers who are looking at this time are likely to be as highly motivated to secure their purchase as you are to secure your sale – before Winter sets in and the slowdown before the New Year.
That said, you’ll have to manage the shorter daylight hours, typically unpleasant weather, and your garden looking a little bare (a concern for many with seasonally lush greenery in Market Bosworth).
By the time you’re approaching the Winter months, the property market slows down, and for a variety of reasons.
The approach of Christmas, and the slowdown it brings, leads many buyers to put off their search until the New Year. Then, you have many people on holiday, visiting family, juggling other commitments – and all the while the weather and daylight hours are making viewings more troublesome.
But, never say never. Buyers in this market may be hunting for a last minute deal (and a discount), but they might be equally as motivated to find a home as you are to sell yours. Also, there’s what is known as the ‘Boxing Day Bounce’, which is the pre-New Year uptick in buyers browsing property portals. If you’ve timed it right, you might be one of the first to get your home in front of buyers who have just begun their search. But this is a risky strategy – which is why most people wait till the New Year to put their home on the market.
December is traditionally understood to be the worst month to sell a house. Christmas celebrations, school holidays, Winter weather, and the approach of New Year all lead to a lull in the market. For most sellers, it is best to avoid putting your house on the market in December.
That’s not to say your home won’t sell – but due to the lack of buyers, it will be harder to achieve the price you want.
Zoopla’s July 2026 analysis suggested that the UK average time for finding a buyer and agreeing a sale was 42 days, though that does not cover the subsequent stages of conveyancing, exchange and completion. On the other hand, the Homeowners Alliance suggests that it takes an average of 5 months to sell a house from the point of a sale being agreed to completion.
These figures will vary according to your property, the season, your estate agents, the conveyancer – and many more factors. However, it’s wise to expect at least 3 months for your home to be sold.
Market Bosworth and the surrounding areas neither fall into the slowest counties named by Zoopla’s research – or the fastest. So, you can expect an average time for your home to sell, which we believe is sped up if you choose a local agent who understands the market dynamics well.
Houses are always selling – in every single month of the year and on most days throughout the year. But, that is the wrong question. The right question is – ‘can I sell my home now to achieve X price in X timescale?’. That helps you understand what’s realistic, and whether the result of putting your home on the market will be satisfactory or not.
Mortgage rates are currently high, and the uncertainty of supply chains across the world is leading to increased caution across the market. That is why house prices across the UK are broadly flat when compared to the same time last year.
That said, prices are currently up 13% in Market Bosworth over the last year and 2% up on their previous all time high in 2023. So while there will always be a level of uncertainty in the market, there are plenty of good reasons to sell your home now.
