What the West Leicestershire sales figures show

Between September 2025 and July 2026, 570 properties were sold across West Leicestershire, specifically including Market Bosworth, Desford, Barlestone, Newbold, Ibstock and Appleby. The average sale price across all types was £350,014, though it’s worth understanding why that headline figure sits where it does.

The median sold price over the same period was £280,000, the midpoint figure once the highest and lowest sales are set aside. A gap of around £70,000 between the average and the median tells you something useful: a concentration of higher-value detached sales is pulling the overall average upward.

1. Detached homes

Detached properties account for 231 of the 570 sales, making them the most actively traded house type in the area by some distance. The average sale price was £426,274, at a rate of around £302 per square foot.

2. Semi-detached homes

For buyers, semi-detached homes offer the most practical route into the area at a family-home scale without stretching to detached prices. For sellers, the volume of comparable sales means valuations are well-grounded in real transaction evidence.

3. Terraced homes

On the other hand, terraced properties recorded 92 sales, with an average price of £193,890. At roughly £235 per square foot, they offer the most accessible price point of any house type in the area. That makes them particularly relevant for first-time buyers or those stepping up from a flat, and the transaction volume (while lower than detached and semi-detached) is solid enough to give a clear picture of where the market sits.

4. Flats

Unlike the other types of property, only 8 flat sales were recorded across the period. That’s too few to draw any reliable conclusions about pricing, and it reflects the broader character of the area: this is primarily a house market, and flats are a much smaller part of it.
